Torrance September Recap: 79 Sales at a $1.15M Average, Still Selling Above List

October 12, 2026 · South Bay Market News

September was a step down from August's torrid pace in Torrance, but the market stayed firmly on the seller's side of the line. Seventy-nine homes sold in September, down from 102 closings in August - still a solid number, and on average they sold for more than their asking prices, according to the latest CRMLS-based monthly recap from torrancerealestatehomes.com.

The numbers: the average list price of the homes that sold was $1,143,619, while the average sold price came in at $1,152,566 - up from $1,101,942 in August, though below July's $1,188,724. Price per square foot averaged $738, roughly the norm for this year, and homes went into escrow in an average of just 32 days.

The read for Torrance sellers: demand is absorbing a normalizing supply of listings without broad discounting - selling above list in 32 days is a healthy market by any measure. For buyers, the silver lining of a slower month is less competition at the offer table than August's record run, though the data does not show sellers blinking on price yet.
