Torrance August Numbers: Sales Up Sharply, Prices Soften — Still a Seller's Market

Torrance's August numbers tell an interesting story: a lot more homes are changing hands, but prices have eased from a year ago. The monthly market update from I Sell South Bay, based on local MLS data and published Sept. 21, shows the market stabilizing with signs of slowing down.

For single-family homes, the average sales price in August was $1,254,532, down 5% from July's $1,322,214. The median price was $1,200,000, down 4% from $1,245,000 a year ago. The striking figure is transaction volume: home sales jumped 29% year over year for single-family homes, and average days on market actually improved, dropping from 25 to 23 days.

The condo and townhome segment moved even more dramatically. Sales were up 43% year over year, while the median price fell 7% to $685,500 from $740,000 a year ago, and the average price eased 2% to $709,908. Buyers are clearly active — they're just finding more modest prices.

Despite the softer prices, the author still reads Torrance as a seller's market, with many homes selling over asking price, driven by low inventory. The combination — rising sales, falling days on market, and lower prices — points to a market where sellers who price realistically are being rewarded with fast sales, while aspirational pricing is getting trimmed by the market.
