Redondo Beach's luxury new-construction pipeline just opened for business. Toll Brothers announced sales for Toll Brothers at Redondo Beach, a 43-home townhome community at 122 North Pacific Coast Highway, taking over a project previously entitled by City Ventures on the former Archdiocese of Los Angeles site. The offsite sales center at 101 N Pacific Coast Hwy opened September 19, with model homes expected in early 2027.
The product is classic Toll Brothers coastal luxury: three-story residences with three bedrooms, attached two-car garages, open-concept layouts and personalizable premium finishes. Four floor plans range from about 1,730 to 2,123 square feet, with starting prices from $1,976,995 for the Arra plan to $2,188,995 for the Lido Elite. The entitlement approved by the Redondo Beach Planning Commission distributes the 43 homes across eight buildings and includes three deed-restricted residences for very-low-income households as part of the project's affordable commitment.
The pricing arrives in a market where Redondo Beach values remain elevated - Redfin put the city's median sale price at $1.6 million for the three months ending August 2026, up 1.8% year over year - which puts these townhomes firmly in the luxury new-construction tier above the broader city median. With new residential inventory constrained locally, the project's initial absorption will be a useful read on demand for nearly $2 million new-build product in the South Bay.
For South Bay watchers, the project is also a pricing signal. If Toll Brothers holds its ask while nearly one in five national listings takes a price cut, it will show whether coastal new-construction scarcity still commands a premium in a 7%-plus rate world - and what that means for comparable resale pricing in Redondo Beach's townhome segment.
