South Bay Led LA County in Luxury Signed Contracts Last Week
Signed contract activity heated up last week in the South Bay, which claimed about 41 percent — roughly $73.6 million — of the county’s $181.2 million in asking dollar volume tracked in the Eklund Weekly Luxury Report Los Angeles, according to The Real Deal.
The South Bay deals spanned Redondo Beach, Manhattan Beach, Rancho Palos Verdes and Palos Verdes Estates, with asking prices ranging from about $5 million to $26 million. The report, compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team, tracks single-family and condo homes listed in the MLS for $4 million or more.
Manhattan Beach was particularly active: five homes went into contract there. The priciest listing was 814 Pacific Avenue at an asking price of $25.5 million — about $2,550 per square foot for a Hill Section mansion with a 7,200-square-foot main house, a separate guest house, and just over half an acre, listed by Compass’ Jennifer Caskey and eXp Realty of California’s Tad Thormodsgaard.
The countywide numbers came with a caveat: total asking dollar volume was down 21 percent from the same week a year ago, and the 22 total contracts reflected a 12 percent year-over-year decline. Eight of those 22 contracts were in the South Bay.
The takeaway for local buyers and sellers: even in a slower week countywide, the South Bay’s luxury tier is carrying a disproportionate share of LA County activity. Demand at the top end remains real — but it’s concentrating in the best-positioned homes, which matches what we’re seeing in the broader South Bay market.
