Tuesday South Bay Roundup: 27 Escrows on 104 Events - the Biggest Session of the Week

Tuesday, September 29 was the week's heaviest CRMLS session across the Palos Verdes Peninsula, the beach cities and the greater South Bay: 27 homes into escrow, 15 new listings, 22 price changes, 19 closed sales, 18 off-market and 3 back on market - 104 events in a single day. In Call Realty agent George Fotion's daily report, the Absorption Coefficient printed at 1.800, and the Escrow Fragility Index sat at 10.0%, the sixth-lowest reading of his series - meaning deals that go into escrow are overwhelmingly holding together.

The pending book was top-heavy. 30665 Palos Verdes Drive East, a trust sale, went pending at $3,550,000 after 159 days; 11 Branding Iron in Rolling Hills Estates went pending at $2,975,000 in 27 days; 735 Lomita in El Segundo went pending at $3,485,000 with zero days on market; and 2660 Torrance Blvd, a 2026 build, went under contract at $2,938,000 in 19 days. Redondo Beach closed seven homes priced between $1.1 million and $1.96 million, and Torrance put six into escrow against two arrivals.

The Peninsula told two stories. Rancho Palos Verdes cancelled or withdrew four listings worth $9.5 million and cut four more, even as 21 genuine price cuts across the South Bay landed at a median of 2.8%. The three listings that opened Monday looked quiet in isolation, but the pooled two-day count stands at 40 escrows against 18 listings.

The trend math keeps favoring sellers. The week stands at 52 escrows against 27 listings; post-Labor Day the count is 548 escrows against 507 listings; and September totals 724 against 650. For sellers, the read is the same as it has been all month: price to the market and the escrows are there. For buyers, inventory is not flooding back - and the price cuts that do appear are concentrated, not broad.
