Monday South Bay Roundup: 13 Escrows Against 3 New Listings - a Listing Drought
Monday, September 28 was a day defined by missing inventory. Across the Palos Verdes Peninsula, the beach cities and the greater South Bay, 13 homes went into escrow against just 3 new listings - an Absorption Coefficient of 4.333, what Call Realty's George Fotion called a listing drought in his daily CRMLS report. Manhattan Beach absorbed roughly $14 million in a single session.
The escrow book: 2206 Voorhees #A in Redondo Beach went pending in 16 days at $1,649,000; 2120 Santa Fe in Torrance, a trust sale, went pending in 13 days at $840,000; 3602 W. Estates #307 in Rolling Hills Estates went under contract at $409,500; and three income buildings went into escrow for $5,015,000.
The seven price reductions of the day were concentrated in Redondo Beach, Torrance and Lawndale, with a median cut of 2.6% - including 200 S. Catalina #407, cut one day after listing. Six listings exited the market, all under 60 days, including a 2026-build Torrance duplex withdrawn at $1,575,000.
Deals are holding together. The Escrow Fragility Index sat at 13.3% on a status basis, but there were zero genuine buyer fall-outs - Sunday's spike cleared as routine hold releases. The new calendar week stands at 25 escrows against 12 listings; post-Labor Day the count is 521 escrows against 492 listings, and September totals 697 against 635.
The pattern keeps repeating: demand is outpacing new supply for the fourth straight week, escrows are rarely falling apart, and reductions are clustering in Torrance, Redondo Beach and Lawndale rather than spreading. For sellers, the lesson is that pricing to the market gets you one of those 13 escrows; for buyers, waiting for a flood of inventory is not what the data shows.
