Sunday, September 27 was a thin day with two loud numbers for the South Bay. Across 52 CRMLS market events, 12 homes went into escrow against 9 new listings — an Absorption Coefficient of 1.333, above the 1.0 equilibrium line for the second straight day — while six back-on-market rows pushed the Escrow Fragility Index to 33.3% on a status basis, the first reading over the 25% caution line in ten days. But four of the six were routine Hold releases rather than genuine buyer walk-aways, putting the pure-basis fall-out rate at 14.3%, and no escrow cancelled or withdrew, per George Fotion of Call Realty's daily report.

The two headline transactions were both in Manhattan Beach. 931 Duncan Avenue — a 2024 build of 4,910 square feet — closed at $9,149,000, the full asking price, while 120 8th Street fell out of escrow at $6,000,000. Torrance was the clearest demand-over-supply pocket of the day: six escrows against a single new listing, with 22627 Anza going pending at $1,548,000, 20610 Mansel going pending at $1,399,900 just one day after its Hold release, and 4608 Pacific Coast going pending in 13 days at $999,000.

On the Palos Verdes Peninsula, 28 Caballeros Road in Rolling Hills was listed at $7,995,000 on 1.39 acres, 33 Empty Saddle Lane in Rolling Hills Estates was listed at $2,200,000 as a trust sale, and 4092 Rousseau Lane went under contract at $2,200,000 in 13 days. In Manhattan Beach, 121 16th Street was listed at $10,295,000 — three days after 117 34th Street was cancelled at $31,111,000. The day's nine closings totaled $16,744,555 with a median of $722,000.

The pattern matches what the weekly data has been saying for three straight weeks: demand is outpacing new supply, and the deals that are falling apart are overwhelmingly re-lists and holds, not buyers getting cold feet. The luxury tier is still carrying real volume — a $9.1 million full-price close on a Sunday tells you the top of the South Bay market hasn't lost its nerve even with rates at 7.24%.
