South Bay September Snapshot: Median Sold Price $1,291,600, 3.4 Months of Supply as Manhattan and Hermosa Lead at +6.2%
The South Bay in September was balanced, not falling, according to Scherb Homes Group's September 2026 market update. The snapshot puts the median sold price at $1,291,600, the median sale at 99.8% of the original list price, months of inventory at 3.4, and median days on market at 38.
The city split is the story. Manhattan Beach and Hermosa Beach showed the strongest year-over-year appreciation in the snapshot, at about 6.2% each. Manhattan Beach had 74 homes, a median list of $5.45 million, 47 median days on market and 33% of listings reduced. Hermosa Beach had 24 homes, a median list of $2.449 million, 34 days and 31% reduced.
Torrance gave buyers more room. The update counts 178 active and coming-soon homes in Torrance, a median list of $894,000, $641 per square foot, a median of 42 days on market - up from about 27 days in June and July - and 34% of homes with a price reduction. Values were about 2.2% higher than a year ago, down from the 8% to 9% annual pace seen in mid-2024, which the report describes as normalization rather than collapse.
Redondo Beach looked similar: 122 homes, a median list of $1.499 million, 43 days on market, 40% reduced, and values about 2.9% higher year over year. Rancho Palos Verdes carried 116 homes at a $2.299 million median list, 71 days and 40% reduced, with values about 1.0% higher. San Pedro was the softest at -0.4% year over year, but the report notes that is a big stabilization from declines of more than 2% earlier in 2026.
For South Bay sellers, the report's advice is to price against today's competition, not the rapid-appreciation years, because overpricing now tends to lead to reductions. For buyers, listings sitting 30 days or more, especially in Torrance, Redondo Beach, Rancho Palos Verdes and San Pedro where reductions are common, are where negotiating leverage is showing up - without broad price deterioration.
