Saturday South Bay Roundup: 33 Escrows on 16 New Listings - the Second-Hottest Saturday on Record

Saturday, October 3 was one of the strongest single sessions of the season for South Bay real estate. Across 112 CRMLS market events, 33 homes went into escrow against just 16 new listings - an Absorption Coefficient of 2.063, the second-highest Saturday of 132 tracked sessions, per Call Realty agent George Fotion's daily report. The calendar week finished at 182 escrows against 126 listings, the fourth straight week of improving demand-to-supply absorption.

The day's pending book had real depth. 841 Via Somonte in Palos Verdes Estates went pending at $5,450,000; two Palos Verdes Estates trust sales went under contract, one in nine days; 27857 Longhill Drive in Rancho Palos Verdes closed at $1,845,000 after five days; and 4065 Bluff Street in Torrance went under contract one day after a 9% price cut - the headline of the session: cut 9% on Friday, in escrow on Saturday.

The luxury tier showed both strength and caution. 1836 The Strand in Hermosa Beach was cancelled at $8,700,000 after 211 days on market, and 603 11th Street in Manhattan Beach was cancelled at $6,800,000 after just 13 days - even as 2522 The Strand came to market at $8,900,000. Sixteen closings totaled $24,610,114, and 17 genuine price cuts landed at a median of -3.55%.

Escrows are still holding. Ten listings came back on the market, but nine of the ten were routine Hold releases rather than true failed escrows, leaving a genuine fall-out count of one. For sellers, the read is unchanged from all quarter: price to the data and the escrows are there - as the Bluff Street seller proved in a single day. For buyers, inventory is not flooding back, and four straight improving weeks mean the competition window is narrowing, not widening.
