SoCal Rent Bargains Are Fading — Torrance Rents Climbed 1.6% While Most Markets Slipped
The window for finding a rent bargain in Southern California is narrowing. Southern California News Group business columnist Jonathan Lansner reports that August rent declines were far less common than they were in March across nearly every local county — and in Los Angeles County, Torrance was one of the few markets moving in the opposite direction.
The LA County numbers: rents declined in 80% of the 15 tracked cities in August, down from 85% in March — a small shift, but the year-over-year trend is what matters. The county's one-year average price move was a 1.6% decline in August, unchanged from March. Average August rents were $1,970 for a one-bedroom and $2,460 for a two-bedroom. The pricing extremes tell the local story: Torrance, up 1.6%, at the top and Pomona, down 5.1%, at the bottom.
The pattern held across the region. In the Inland Empire, rents declined in just 8% of 13 tracked cities in August, down from 75% in March, and the one-year average move flipped to a 1.3% increase. Orange County's one-year move strengthened to a 2.1% gain. Only Ventura County still showed broad declines, with 80% of its five cities dropping. Lansner's data suggests the soft patch renters enjoyed earlier this year is largely over — rents are rising in just 22% of Southern California cities, but fewer and fewer markets are still giving back ground.
For the South Bay, the signal is mixed but clear: Torrance renters are paying more, not less, and the rental market is tightening as for-sale affordability pushes more households to rent. Landlords who were offering concessions in the spring have less reason to now. For renters, the practical takeaway is that waiting for rents to drop further looks like a losing bet — while for investors, steady or rising rents in Torrance and the beach cities support the bid for small multifamily even with 7% mortgage rates.
