Redondo Beach Townhome Sells for Nearly $100K Over List Price

Not every South Bay listing is cutting prices. 1004 Green Lane in Redondo Beach just sold for $1,690,000 — almost $100,000 over its $1,599,000 list price, according to Vista Sotheby's agent Keith Kyle, who handled the listing and reported the sale on Sept. 23.

The property is a detached 3-bedroom, 3-bathroom townhome with 2,152 square feet of living space in North Redondo Beach, built in 1987, with an attached two-car garage and — the standout feature — a private backyard and patio with mature tropical landscaping, an uncommon find for a townhome. The deal briefly reached $1,705,000 before inspection items knocked the final price down to $1,690,000.

Kyle's write-up credits the outcome to the home's single-family feel: a desirable corner lot on a two-on-a-lot configuration, detached design, private outdoor space, and 2,152 square feet that is considerably larger than many area three-bedroom townhomes — giving buyers the space they'd normally have to step up to a detached home to find.

The sale is a useful data point for South Bay sellers sitting on the fence: while roughly a third to 40% of active listings in most South Bay cities have taken price reductions this month, homes that are genuinely distinctive are still drawing bidding pressure. Pricing to the market, presentation, and the right property profile remain the combination that beats the averages.
