Palos Verdes Price Streak Ends After 14 Weeks as Demand Drops 25% in a Week

October 15, 2026 · South Bay Market News

A long run of rising average prices on the Peninsula has paused, and demand cooled sharply in the same week, according to Call Realty agent George Fotion's WEEKTICK analysis for the week ending Oct. 11, 2026, based on daily CRMLS activity for Palos Verdes and the South Bay.

On price, the 26-week average closing price fell $14,410 to $1,590,745, ending a 14-week streak. Fotion notes that is still the fourth-highest reading in his series and only about $17,469 below the all-time record set in July 2025, with the year-over-year gain narrowing to 1.2% from 2.2%. He attributes much of the drop to arithmetic - a very strong week from last April rolling out of the 26-week window - rather than to homes suddenly being worth less.

Demand is the part he flags. Pendings fell to 19.3 a day from 25.9 a day, a drop of about 25% in one week, while new listings held steady at about 42.9 a day. That pushed his Demand:Supply Ratio, pendings divided by new listings, down to 0.450 from 0.605 - the lowest since July 12, below the same week a year ago, and well below the ten-year norm of 0.69 for this week of the year. He notes a normal seasonal dip for this week is about 4%, not 25%.

There was one clear positive in the report: the homes that did go into escrow were expensive. The four-week average pending price reached $1,848,263, which Fotion calls a new high in his series and about 15% above the four-week closing average, and closed sales went for 99.3% of list. In other words, fewer buyers were active, but the buyers who were active were paying up.

His outlook was trimmed but not reversed. He lowered his 26-week and 52-week forecast ranges slightly, kept his 13-week range at -2% to +2%, and noted that historically a sharp one-week demand drop like this has usually been noise rather than the start of a slide - it becomes more meaningful if the smoothed 26-week demand average follows it down in coming weeks.

For South Bay sellers, the practical read is to watch the next few weeks of pendings rather than one week's average price: pricing is still near record levels on a smoothed basis, but a demand ratio at 0.450 means new listings are arriving much faster than buyers are absorbing them right now.
