Palos Verdes October Update: About 190 Homes for Sale, About 60 Sold, and a Wider Ask-to-Sold Gap

October 14, 2026 · South Bay Market News

Palos Verdes is moving at a different pace from the beach cities, according to an October 2026 market update from Ed Kaminsky of Kaminsky Real Estate Group, who has worked in the South Bay for nearly four decades.

The starting point is selection versus sales. The update counts close to 190 homes for sale on the Peninsula at the moment, with only about 60 sold - a wide gap that helps explain why Peninsula homes can take longer to move even when pricing is realistic.

Inventory tells the same story in months. Palos Verdes is carrying a little over three and a half months of inventory, compared with about two and a half months in the beach cities. The update notes that three and a half months is still below the six months generally considered balanced nationally, so the Peninsula is not in a deep buyer's market - it is simply looser than its coastal neighbors.

On pricing, the update says average price per square foot rose during the pandemic, then held steady with a slight drift down, with a small recovery in the most recent quarter. It also says Palos Verdes leads the South Bay in the gap between asking price and final sold price, with sellers' expectations running ahead of what buyers ultimately pay on the Hill.

For Peninsula sellers, the practical lesson is pricing to recent closed sales rather than to hope: in a market with 190 choices, an aspirational list price is the fastest way to sit. For buyers, the extra inventory and wider ask-to-sold gap mean there is more room to negotiate on the Hill than in Manhattan, Hermosa or Redondo Beach right now.
