Mortgage Rates Dip on Oct. 17: Zillow Puts the 30-Year at 7.14%, Down 18 Points in a Day

October 18, 2026 · South Bay Market News

Mortgage rates fell heading into the weekend. As of Saturday, Oct. 17, 2026, the average 30-year fixed mortgage rate was 7.14%, according to Zillow data reported by Norada Real Estate. That is down 18 basis points from 7.32% the day before - more than a rounding error, but still well above where rates stood earlier this year.

Most loan types moved down. The 15-year fixed was 6.59%, the 20-year fixed was 6.68%, and the 30-year VA loan for eligible veterans and service members was 6.77%. The 20-year fixed and the 7/1 ARM each fell by roughly 46 basis points, the largest moves on the board. The 5/1 VA was the exception, edging up to 6.50%.

The ARM split is worth noting for South Bay buyers. The 7/1 ARM at 6.38% is now well below the 30-year fixed, which gives buyers who expect to move or refinance within seven years a reason to price it. The 5/1 ARM at 7.28% sits above the 30-year fixed, which is unusual because adjustable loans normally start lower, so comparing both ARM terms matters.

Refinance pricing also eased on the most common product. Norada's Oct. 17 refinance report, also citing Zillow, put the 30-year fixed refinance at 7.50%, down 27 basis points, while the 15-year refinance rose 15 points to 6.75% and the 5-year ARM refinance was 6.62%. The report notes refinance activity in recent Mortgage Bankers Association data was about 56% lower than in hotter periods, and that closing costs need to be weighed against how long a homeowner plans to stay.

Forecasts in the report do not point to a quick return to lower rates. It cites Fannie Mae and the Mortgage Bankers Association expecting about 7.3% to 7.4% in late 2026 and Fannie Mae at about 7.5% on average for 2027, with other lender surveys on Oct. 17 putting the 30-year between roughly 7.16% and 7.46% depending on source. For South Bay buyers, the practical use of a one-day dip is to shop it: get quotes from at least three lenders the same day and compare total costs.
