JPI's South Bay Rental Pipeline Grows: 257 Apartments in Gardena, 525 Units Coming to West Carson

The South Bay's apartment pipeline keeps filling. The Real Deal reports that Texas-based developer JPI is moving on three new Southern California multifamily projects this week, and two of them sit squarely in the South Bay: a 257-unit apartment project in Gardena and a 525-unit community in West Carson dubbed The Bungalows of Torrance.

The Gardena project sits on a 2.1-acre site at 16911 South Normandie Avenue, where city officials approved replacing a shuttered industrial building with a five-story, 257-apartment building. The project is expected to cost about $125 million. In West Carson, JPI's Bungalows of Torrance at 22107-22133 South Vermont Avenue will deliver 525 residential units in a six-story building, including 34 designated as affordable housing, with apartments available to residents starting next year.

The third project shows how the wave is spreading: the City of Lakewood just approved JPI's plan to replace a 1980s office building at 3200 East Carson Street with a five-story, 388-unit apartment complex on nearly five acres, with total development topping 630,000 square feet. That site was sold by AARP late last year.

For South Bay watchers, this is the supply wave the aerospace-driven rental boom invited. The submarket has already delivered 583 units this year - roughly 50% more than at this point last year - with another 2,700 under construction. JPI's projects add hundreds more homes to the corridor anchored by SpaceX and the defense employers, which supports long-run demand but means renters will soon have more choices - and landlords who have not competed on concessions may have to start.
