Harbor City Split Market: Houses Sell in 9 Days at a $950,000 Median, Condos Sit for 62 Days

October 17, 2026 · South Bay Market News

Harbor City is really two markets right now, according to an Oct. 16 report by broker Bruce Kang based on CRMLS closed sales in ZIP 90710 for April 16 to Oct. 16, 2026, compared with the same period a year earlier.

Single-family homes are the hot side. Thirty-seven homes closed at a median of $950,000, up 6.1% from $895,000 a year earlier, in a median of just 9 days, down from 28 days. About 51% sold above asking, up from 33%, and homes averaged 101.2% of list price. As of Oct. 16 only four single-family homes were actively for sale, which the report puts at 0.6 months of supply at the recent pace of about six sales a month.

Condos and townhomes moved the other way. Twenty-two closed at a median of $580,000, down 1.7% from $590,000, but median time on market more than tripled, from 19 days to 62.5 days. Only 36% sold within 30 days, down from 67%, and final prices averaged 95.0% of the original list price, down from 98.0%, which the report reads as more sellers cutting price before finding a buyer. Eleven condos and townhomes were for sale, for about 3.0 months of supply.

The price-per-square-foot detail explains part of the single-family mix: the median size of homes sold rose from about 1,604 to 1,792 square feet, so the median price rose even as median price per square foot slipped from $567 to $550. The report notes sample sizes are small, so figures can swing month to month, and the numbers are not an appraisal.

For nearby South Bay buyers and sellers in Lomita, Torrance and Harbor City, the practical split is clear: detached homes are scarce and fast, so buyers need pre-approval ready, while condo and townhome sellers need to price to the first listing, not plan on a cut later, and condo buyers have more room to ask for price or closing-cost help.
