30-Year Mortgage Rate Hits 7.40%, a Seventh Straight Weekly Increase and the Highest Since Late 2023
The official weekly benchmark kept climbing. Freddie Mac's Primary Mortgage Market Survey for the week ending October 8 put the 30-year fixed-rate mortgage at 7.40%, up 12 basis points from 7.28% a week earlier, the mortgage finance agency announced Thursday. The 15-year fixed averaged 6.73%, up from 6.60% last week. A year ago the 30-year sat at 6.30%.
The run is getting historic. This is the seventh consecutive week the 30-year has increased, and Thursday's print is the highest weekly reading since mid-November 2023, when the rate touched 7.44%. Rates have now climbed 142 basis points since the late-February low near 5.98%.
The driver is the bond market, and the bond market is pricing in more pain. The 10-year Treasury yield averaged 5.28% this week, up 9 basis points, on inflation fears, ballooning government debt and surging oil prices. And the Federal Reserve is not riding to the rescue: Fed Gov. Christopher Waller said Thursday that more interest-rate hikes are needed to bring inflation down, telling a Central Bank of Turkey forum that "the hikes do not need to come at consecutive meetings" but "should be in place in an acceptable period of time," per Realtor.com's coverage.
Freddie Mac chief economist Sam Khater kept his advice practical: "As market conditions continue to evolve, borrowers should remember that shopping around for a mortgage rate and getting multiple quotes can potentially save them thousands over the loan's lifetime."
For South Bay buyers, the honest math from this week's data is that the 1.42-point climb since February adds roughly $376 a month on a $400,000 loan - and daily measures are already quoting above 7.4%. Locking strategy, multiple lender quotes and seller buydowns matter more than waiting for the 10-year to cooperate.
